Three letters that have revolutionised the building industry: BIM stands for Building Information Modelling. BIM represents a new, software-aided method of object planning. BIM itself is not a software, but rather an object-oriented modelling strategy that is implemented using BIM-compatible planning and construction software.

At the heart of every BIM project is the virtual representation of every aspect of the object – from the floor plan through to individual sanitaryware objects – throughout the building life cycle. In addition to the 3D representation of all constructional details of the object, it also enables inclusion of all physical, functional and other relevant characteristics of a building in the model. Simple examples are prices, delivery dates, fire protection properties and data on materials, installation and maintenance. Similarly, time management, cost calculations, sustainability ratings and management of a building can also be integrated in a BIM project.

All these data are interlinked, continuously updated and – most crucially – made simultaneously available to all those involved in the project. BIM spans the entire concept-to-implementation time-span and enables the 3D representation of a project's virtual construction. This helps early detection and prevention of potential problems, such as schedule clashes between trades.
